Accessibility
In addition to its central location, Downtown is easily accessible from two major interstate highways, a 19-minute drive to the airport and beaches and offers the most transit options for employees and customers.
Affordability & Value
Downtown Jacksonville offers the most affordable Central Business District commercial space in Florida! Rates for retail and office space are also competitive with Northeast Florida suburban locations. Additionally, Downtown offers benefits to businesses via Community Redevelopment areas, a Brownfield area, an Enterprise Zone, and Empowerment Zone and state and local investment programs.
Workforce
Downtown is attractive to skilled workers, and 84% of Downtown workers reported to like their Downtown workplace. Workers are attracted to the vibrancy, authenticity and amenities offered Downtown.
Employee Health & Productivity
An urban environment encourages productivity and a healthy lifestyle. Downtown offers five gyms, about 3.25 miles of Riverwalk and pedestrian-friendly bridges to help employees keep in shape.
Infrastructure
Downtown utilities are underground and multiple circuits provide redundancy to keep Downtown buildings operational. Downtown is also home to 100 wifi spots.
Amenities & Vibe
More than 90 restaurants, 26 bars and nightclubs and nearly 120 retail and service providers are within easy walking distance for Downtown employees and customers. And with Downtown’s museum, art galleries and events like First Wednesday Art Walk and Jacksonville Jazz Festival, Downtown has a vibe you can’t get anywhere else.
Parking
More than 43,000 parking spaces are available for Downtown workers and visitors, and monthly parking rates as low as $25 can be found on the periphery of Downtown. More than 1,600 parking meters are available for your customers, many of which take credit cards and offer parking for up to two hours.
Safety
Downtown is one of Jacksonville’s safest neighborhoods, and the Downtown crime rate is 63% lower than the Duval County crime rate. In fact, crime in Downtown accounts for only 2% of the crime in Duval County. More than 35 Jacksonville Sheriff’s Officers are assigned to Downtown and DVI’s Downtown Ambassadors are available to provide escorts to Downtown employees upon request.
Companies are Investing in Downtown
More than $1.4 billion has been invested in Downtown in the past 12 years, with an additional $1.2 billion under construction or proposed. Additionally, EverBank recently relocated 1,600 employees from the suburbs to the Downtown core, demonstrating a commitment to Downtown’s success.
Downtown is Green
Downtown uses existing resources, “recycles” existing historic structures and reduces the need for a car due to transit options and density, making it the greenest neighborhood in town. Also, many buildings implement green initiatives and help tenants go green by providing information and green teams.
Employee Housing Options
There are more than 2,300 residential units Downtown, with an additional 661 units proposed for development. Employees who live and work Downtown can walk or bicycle to work, saving time, money and gas.
